Laidlaw Court, Galashiels, Reaches Completion
Date: 09/08/2010
Eildon Housing Association took possession of its largest single development in July when contractor Border Construction handed over the completed development.
Built on the site of the old Laidlaw and Fairgrieve Mill which lay derelict for a number of years the development provides a total of 54 flats, 40 for Rent and 14 for Shared Equity.
The building occupies a prominent site on the main A7 road into Galashiels from Edinburgh. The 3 and 4 person flats offer the opportunity of town centre living on an attractive site adjacent to the Gala Water.
The £6.7 million development was funded partly by Scottish Government grant of £4.15 million, part by sales income from Shared Equity units and part by private finance raised by the Association.
All 40 rented units have been pre-allocated with tenant sign ups having taken place in the last week of July.
A number of the Shared Equity units incorporate a balcony feature with some stunning views over Galashiels and down towards the Eildon hills, units in this location have proven very popular, with all pre-sold before completion of the development.
The building incorporates a number of features to help reduce energy consumption and comply with Planning requirements including double glazing, high levels of insulation and energy efficient boilers.
Communal parking is provided on two levels and a riverside walkway is provided to the Gala Water side.
The Design Team were an all Edinburgh set of consultants. Architects being Patience and Highmore, Engineers being Harley Haddow, Quantity Surveyors being Pottie Wilson and CDM Coordinators being Summers Inman
