Planned Maintenance

Planned or Cyclical Maintenance is defined as those works which are carried out on a planned and regular basis.

   

   

   

The Association's objectives for its Cyclical Maintenance Programme are as follows:

  • to carry out preventative maintenance works to avoid the gradual deterioration of building components or finishes within its housing/buildings stock.
  • to carry out works to enable compliance with statutory requirements relating to equipment and/or systems installed in its housing stock, offices and commercial buildings.
  • to carry out works to enable compliance with good practice and equipment manufacturer recommendations in systems/equipment installed in the Association's housing stock, offices and commercial buildings.
  • to carry out works providing a service to tenants for which they have paid a service charge.

PLANNED MAINTENANCE PROGRAMME

Gas Boilers, Fire and Appliances (including statutory safety checks)

10 months

Statutory Equipment Servicing and Testing (including fire and intruder alaram systems, lifts emergency lighting, fire fighting equipment, portable electrical equipment).

6 months/ 12months

General Equipment Servicing (including common laundry and kitchen appliances, call systems, ventilation equipment).

12 months

Roof Maintenance (including cleaning gutters and minor repairs).

12 months

External Redecoration

5 years

Electrical Systems Testing (housing stock)

10 years

Legionella Control Testing/Treating

12 months

Ground Maintenance

14 days

Lightning Conductor Servicing

11 months

Lift Servicing Testing

Common Stair Cleaning
